Annual Home Inspections


Norbeck Crossing HOA inspects all homes annually for maintenance or covenants issues that need to be corrected. The purpose of this inspection is to maintain the curb appeal of the community and increase the value of your home.

What do we look for?

Generally, we look for items that stand out as needing maintenance, such as rotted trim, fading or missing shutters, driveways in need of repair. We also look for items that don’t comply with the Association’s legal documents or Design Guidelines. Examples of this include incorrect paint colors or unapproved exterior modifications.

How does the inspection and enforcement process work?

If an issue is noted at your home, a friendly reminder is sent to you by Norbeck Crossing, asking you to respond within 30 days.

If we have not heard back from you, or if the issue remains open after 30 days, a second reminder is sent asking you to respond within 30 days.

If needed, a third letter asking you to respond within 15 days is sent to you. This letter also reminds you that fines will be assessed if the issue remains open.

Finally, the Association must take enforcement measures and begin imposing fines. A fourth/fining letter is sent at that time.

The last thing Norbeck Crossing wants to do is impose fines. Therefore, it’s very important that you respond to the letters that you receive.

Your response can be any of the following:

  • You can let us know that the issue has been corrected.
  • You can ask for more time to complete the repairs. We are always happy to give you a reasonable extension of time.
  • You can advise us that you feel that the issue was cited incorrectly. We will reinspect your home and, if we did make a mistake, close the matter. Otherwise, we will provide you with more details.
  • You can appeal the matter to the Board of Directors.
