During and after a snowfall, it is important that everyone work together to make sure that the streets and sidewalks are cleared and don’t become icy. Please remember:
Roadways Maintained by Montgomery County
The County roadways in Norbeck Crossing are Clara Downey Avenue, Coolidge Avenue and Doc Berlin Drive.
Montgomery County is responsible for clearing the snow and ice from these streets. Because these are neighborhood roadways, snow clearing will begin after the larger County roadways are addressed.

Roadways Maintained by Norbeck Crossing HOA
The HOA maintained roadways in Norbeck Crossing are all streets not listed above, including the parking lots around the Condominiums.
The HOA is responsible for clearing the snow and ice from these streets. Snow clearing begins approximately when two inches (2”) of snow has fallen, but this varies based on how much snow is forecast and the type of storm (e.g. all snow, a mix of snow/ice, etc.). Please be aware that we are in regular communication with the snow crews to gauge the conditions and coordinate snow clearing efforts and it is only necessary to contact us to report a problem such as a missed area.

Because we are coordinating snow removal efforts, we may not be able to respond immediately; however, your concern will be reviewed and forwarded on to the snow removal crews.
Sidewalks Maintained by the County, Community or Each Resident
If a sidewalk runs directly in front of or next to your property, parallel to a roadway, then you are responsible for shoveling it even if the sidewalk does not belong to you.
The HOA is responsible for shoveling sidewalks that run adjacent to roadways and parking lots that are not directly in front of or next to homes.
The HOA shovels the sidewalks around each Condominium building up to where the mulch bed begins at the entrance to the building. Each Condominium is responsible for the sidewalk from the mulch bed to the building entrance.
The HOA is also responsible for clearing out the following areas by the Condominiums: handicap parking spaces, fire hydrants, storm drains, around cluster mailboxes and in front of the trash corrals.
The County is responsible for shoveling all sidewalks along County roadways that do not fall under yours or the Association’s area of responsibility. You can report any problems directly to Montgomery County.
The HOA is not responsible for shoveling walking trails or recreational paths if they aren’t adjacent to a roadway or parking lot. To report a problem with sidewalk snow shoveling, contact the responsible organization for quicker service.
